Investment real estate
Real estate is an investment.Treat it like one.
Whether you’re evaluating a rental property, land, commercial real estate, or another investment opportunity, the decision should start with the numbers.

The numbers
What to look at before you buy
Cash flow
What's left each month after rent comes in and everything goes out: mortgage, taxes, insurance, repairs, management, vacancy and any HOA. Use realistic numbers for each line, not best-case ones.
Cap rates
Net operating income divided by the purchase price. It lets you compare properties without financing in the picture—but only compare cap rates for similar properties in similar locations.
Rental properties
Single-family homes, duplexes and small multifamily each behave differently. Tenant demand, turnover costs and property age matter as much as the purchase price.
Land
Land value depends on what you can actually do with it: zoning, utilities, road access, floodplain and deed restrictions. Confirm each before you commit.
Commercial opportunities
Commercial value is driven by the leases—rent, term, who pays expenses, and the strength of the tenant—so read the leases before you fall for the building.
Investment strategy
Start with the goal—income, appreciation, or both—then your time horizon and how much cash you want tied up. The right property follows from the strategy, not the other way around.
This is general information, not tax, legal, or financial advice. Talk to your CPA or attorney about how a purchase fits your situation.
