Marketing approach

How the strategy comes together

  • Pricing strategy

Price is the biggest marketing decision you make. It should come from recent comparable sales, the homes you're competing with right now, and how buyers are behaving—not from an automated estimate.

  • Presentation

Targeted preparation usually beats a big pre-sale renovation. Andrew will tell you what's worth doing before you list—and what isn't.

  • Photography & video

Most buyers see your home online before they see it in person. The photos and video should show what the house does well and how it lives.

  • Digital marketing

Your listing has to reach buyers where they actually look: search, social media, and the agents who represent them.

  • Negotiation

An offer is more than a price. Financing, option period, repairs, closing date and concessions all carry value, so you weigh the whole offer.

  • Timing

When you list—and when you need to move—shapes the plan. The sale should line up with your next step, not fight it.

Seller FAQs

Questions sellers ask

  • How do you figure out what my home is worth?

Andrew prepares a comparative market analysis: recent nearby sales of similar homes, what's actively competing with yours, and the condition and features of your property. It's a person looking at your home, not an algorithm.

  • Why can't I just look up recent sale prices?

Texas is a non-disclosure state, so sale prices aren't part of the public record. Agents rely on MLS data to see what homes actually sold for, which is one reason local pricing analysis matters here.

  • Should I renovate before I sell?

Usually not in a big way. Talk to Andrew before you start: many projects don't return what they cost, while a few simple fixes can change how your home shows.

  • What happens after I request a home value?

Andrew reviews the address and the comparable sales, then follows up with you directly to talk through the numbers and your timing.
