About This Calculator
Default assumptions: Home appreciation 3% per year (San Antonio long-term average), annual rent growth 3%, maintenance 1% of home value per year, buying closing costs 2%, selling closing costs 8%, and PMI 0.5% per year when the down payment is under 20%. PMI is assumed for the whole time in the home.
The calculator accounts for down payment, monthly payments (including taxes, insurance, HOA, and PMI), maintenance, equity buildup, appreciation, and both buying and selling closing costs. For renting, it tracks total rent paid over the period with annual rent increases.
Your net position is what you would have left after all costs are paid and the home is sold (if buying), or the total you spent on rent. A positive buying advantage means buying leaves you ahead financially.
